Services

Construction project management involves managing a project spanning several years and involving 25 to 30 stakeholders in such a way that costs, deadlines, and quality all align in the end. We take on this responsibility on behalf of the client—for new construction, expansions, and renovations carried out while operations continue.

Our services are based on the service profiles established by the AHO Expert Commission on Project Oversight. For us, these serve as a technical standard, but not a rigid framework. We supplement them with our own PMMR services—proven across multiple projects—and tailor the scope and depth to the specific project phase, complexity, and the client’s organizational structure.

PMMR does not handle planning or execution itself. This independence is essential to ensuring that planning services, bids, and change orders can be critically reviewed.

Services by

PROJECT PHASE

The type of support that makes sense depends on where the project stands. Project management and project leadership guide all phases—the other services each have their own focus.

01 BEFORE THE PROJECT BEGINS

Errors arise during the phase leading up to the first planning contract award, and correcting them later requires a significant amount of effort. This is where needs, feasibility, and financing are clarified.

02 PLANNING AND CONTRACT AWARD

Planning services are commissioned, contracts are signed, and interfaces between the various trades are defined. Anything not covered by the contract will be addressed in a later amendment.

03 DURING EXECUTION

It is on the construction site that we see whether the preparation has paid off. Deviations must be identified early, while it is still possible to take corrective action.

04 WHEN THINGS GET TOUGH

Projects run into trouble for a variety of reasons—unrealistic goals, changing requirements, and breaches of duty by individual participants. In most cases, several factors combine to cause the problem.

Project Management,
Project Oversight, Project Leadership

WHO DOES WHAT?

Project oversight and project leadership are involved in every phase. This is because they refer to two roles within the same task—even though the terms are often used interchangeably.

Project management encompasses both project leadership and project oversight. Together, they constitute the leadership and management tasks on the client’s side and ensure that a project is managed in a goal-oriented manner with regard to organization, quality, costs, deadlines, and contracts.

Project oversight supports project management. It organizes and coordinates project participants, monitors costs, deadlines, and quality, analyzes deviations, and prepares decisions for the client.

Project leadership assumes the leadership and decision-making role on the client’s side. It makes and is responsible for key decisions, conducts negotiations, and represents the client’s interests in the project. Parts of these tasks can be delegated to external project managers.

Technically Challenging

PROJECTs

Some of our projects involve situations where buildings and production technology cannot be planned separately. Cleanrooms, laboratory buildings, and production facilities place demands on ventilation systems, utility supply, and subsequent qualification that must be determined during the requirements planning phase—not during the detailed design phase.

The same scope of services applies to these projects, but with a different focus.
